Q. Why should I deal with you when there are lots of agents to choose from?

A. First of all we are an old established company who have been involved with Spanish property for over 20 years. Secondly we represent the buyer's interest, ahead of the seller's, we listen to your requirements and produce property to your exact specification. Thirdly you will not find the same property that we offer advertised cheaper elsewhere. Finally, and perhaps most importantly, we are the only company to offer 3 completely different ways to approach the purchase procedure to suit all buyers.

Q. How safe is my money, if I buy in Spain?

A. Totally safe, we always introduce you to an independent lawyer (if you don’t already have one) before you commit to a property purchase. He will carry out all the relevant searches, that establish a legal build, an occupation license, and of course a freehold title deed (escritura).

Q. How do I know the properties on your website are the very best value?

A. Simply because we have the expertise to know the real market value of any property that vendors offer us, furthermore we can prove we are selling property whilst other companies are floundering. We will only list property from vendors who are keen to sell, and as such we price their property accordingly.

Q. Some people seem to think I should wait a few more months before taking the plunge, What do u say?

A. Timing of a purchase can be very important, at present property prices are perhaps 30 – 50% lower than they were 4 or 5 years ago, the value of the pound is perhaps 25% less now than it has been for a long time if you equate these two factors you will understand why we are selling properties right now, in fact we are busier now than we have been for 4 or 5 years.

Q. What sort of property should I buy?

A. Firstly and perhaps most importantly always buy well within your financial comfort zone, then ask yourself what do you intend to use the property for, i.e. permanent living, holiday use, or rental income. Many people aspire to a lovely detached villa with a garden and its own pool, fabulous, but it will all need looking after, so it is perhaps more suitable for a permanent resident, having said that there is no shortage of villa care companies.

Q. I don't want an apartment, but can't afford the cost of a detached villa nor do I want the maintenance, what do you suggest.

A. No problem at all, why not consider a townhouse or quad-built property, these offer a good degree of privacy and yet are always built in small communities so the maintenance cost of pools and gardens are shared and of course are naturally very secure.

Q. I've always enjoyed my holidays in Spain but don't know where I should be looking to purchase, what do you suggest?

A. The majority of buyers head for the south coast, i.e. the southern Costa Blanca or the Costa del Sol, for 2 or 3 reasons, fabulous climate summer or winter, and the abundance of low cost frequent flights from the UK and Ireland, and of course sensible property prices.

Q. I've booked a week in one of your areas, it is not a holiday, and I am thinking of booking appointments everyday with different agents, so I get as much choice as possible, what do you think?

A. Whoever you choose to make an appointment with, it is vital they are listening to your needs and respect the budget you have suggested. You may well find the location of the property equal to, if not more important than, the property itself. This is why we feel a rapport with the client's needs and requirements are essential. This cannot be achieved by being rushed around by lots of different agents, who in all likelihood will show you properties in which they have the highest element of commission, rather than what you have asked to see.

Q. I want to buy but I do not have an enormous budget. I really don't want to feel like the poor relation, can you help?

A. Of course we can, just tell us as candidly as possible how much money you want to spend, and if you wish to mortgage any part of your proposed purchase. With this information we can guide you as to where your money will go furthest, and yet still offer the facilities you need.

Q. I use my computer to do as much research as I can, but I would still like to talk to somebody. I notice a lot of companies only have an answer phone or worse still a Spanish telephone number. That doesn't strike me as very user friendly, what do you offer?

A. A lot of companies have either gone out of business all together or reduced to such a size they only consist of a computer and an answering machine. You can talk to us anytime, in fact if you are worried about the cost, our UK office will call you back so it in fact cost you nothing.

Q. If I go over to Spain, what help can I expect from you?

A. First of all it all starts here in the UK. We will email you a selection of properties relevant to your needs. When you have a travel date, our colleagues in Spain will speak to you by telephone, to confirm which properties you will be seeing (thus ensuring they are still available). They will also offer you assistance with airport collection, or meeting you at your accommodation if required. Finally if you require help or advice on where to stay we are there to assist you.

Q. You guys seem very organised, but I'm not the holiday home type. I'm an investor, since prices seem low where can I get a real bargain? I have cash, but I am only interested in a desperation sale.

A. No problem at all, for cash only buyers we have a pre-repossession process, enabling you to buy property at 30 - 50% of current market value, direct from the court system of Malaga province.
